What Commercial Asbestos Removal Involves

No two commercial projects are identical, but the process for any licensed removal follows a consistent structure that protects the building, its occupants, and you as the duty holder.

Before any removal work begins, a refurbishment or demolition survey is required to identify and classify the asbestos-containing materials present. This is a legal requirement under the Control of Asbestos Regulations 2012 for any building undergoing intrusive works.

Once the scope is established, the removal programme involves:

A 14-day notification period to the HSE before licensed works can begin

Establishing controlled enclosures and respirator zones around the affected areas

Continuous air monitoring throughout the works by a UKAS-accredited analyst

Safe removal, double-bagging, and labelling of all asbestos waste materials

Transfer of waste along designated routes to a licensed carrier for disposal

Clearance air testing and certification confirming the area is safe to reoccupy

Asbestos Removal in Occupied Commercial Buildings

Delivering asbestos removal safely within a building that is still in operation is one of the most demanding aspects of commercial contracting. It requires a level of planning, communication, and disciplined site management that goes well beyond a vacant-site removal.

Emchia has extensive experience working in live commercial environments. That means phasing the works carefully around the building's operational requirements, managing all access and egress routes to prevent crossover between the removal programme and the day-to-day use of the building, completing waste movements and plant operations outside of occupied hours, and maintaining a standard of housekeeping and site control that gives building occupants and other trades confidence throughout.

Our approach is straightforward: the client's operations continue with minimal disruption, and the project is delivered safely and on programme. Our work with Boohoo below is a good example of how we manage this in practice on a large occupied commercial site.

Case Study: Boohoo, Burnley

Project value: £1,200,000 Duration: 22 weeks Role: Principal Contractor

Emchia was appointed as principal contractor to carry out asbestos removal, demolition, and enabling works at Boohoo's 128,000 sq ft warehouse on the Heasandford Industrial Estate in Burnley. The site remained partially occupied by Boohoo throughout the programme, requiring detailed phasing and daily coordination to keep their operations running without disruption from the works.

 

As principal contractor, Emchia managed six subcontractors across demolition, scaffolding, mechanical and electrical, gas, arboricultural, and asbestos consultancy workstreams, with up to 25 asbestos personnel and 15 subcontractor personnel working simultaneously across the live site. Daily briefings, internal and external audits, and structured phasing plans kept the project safe and on programme throughout the 22-week duration.

The asbestos removal element accounted for approximately 75% of the total scope and included sprayed coating, thermal insulation, insulating board, cement, and various other asbestos-containing products across the site. When additional ACMs were identified during the demolition works, Emchia's site team responded immediately - halting works in the affected area, coordinating emergency air monitoring with an independent UKAS-accredited analyst, and implementing a controlled solution agreed with the client that allowed the demolition team to continue with minimal delay.

Waste movements, plant operations, service isolations, and deliveries were managed outside of occupied hours throughout the project to protect Boohoo's staff and operations. The project was delivered safely and without incident.
