Emchia Asbestos Solutions Ltd have been a trusted delivery partner to the University of Liverpool under a 5-year framework agreement, providing both planned and reactive asbestos works across their estate. The University manages a diverse portfolio of buildings, from modern teaching facilities to heritage and listed properties, each presenting its own challenges. As part of the framework, Emchia are relied upon to deliver safe, compliant and efficient asbestos management services that support the University’s ongoing operations, major redevelopment programmes, and long-term estate strategy. Working closely with the appointed asbestos consultant and University staff, we ensure that projects are carried out with minimal disruption to students, staff and the wider campus community.
Works or services delivered
The scope and value of individual projects has varied considerably, from small-scale tasks such as the collection of asbestos gaskets, through to complex licensed asbestos removal across multiple buildings forming part of a £50m redevelopment scheme, including listed structures where we acted as principal contractor with responsibility for numerous subcontractors. Regardless of project size or complexity, we apply the same rigorous standards of safety and compliance, with all works recorded and measured against agreed KPIs.
Through this framework, Emchia has successfully delivered over 30 projects. Our management team and site operatives have developed a detailed understanding of the additional hazards and sensitivities of a university environment, working closely with University staff and consultants to create effective risk plans and ensure projects are delivered safely and efficiently. A dedicated team has been trained to University-approved standards, attending regular briefings, inductions, and safety meetings, ensuring familiarity with site-specific requirements and maintaining excellent working relationships throughout the framework.
Challenges faced and our response to overcome them
During the course of our projects, we have had to adapt our risk assessments and working practices to respond to changing legislation, evolving site conditions, and guidance from our external Health & Safety advisor. The University also issued updated rules and requirements for contractors to ensure the safety of staff, students, and visitors.
In response, we implemented additional control measures which were reviewed and approved by the University, allowing work to continue safely and efficiently. When challenges arose on site, our team acted quickly to identify the root cause, manage the situation, and prevent any wider impact or project delays.
For all planned projects, we hold a pre-start meeting involving Emchia, the University Project Manager, and the asbestos consultant to review potential risks, working areas, exclusion zones, working times, noisy activities, and any relevant timetables. This proactive approach helps us mitigate disruption and eliminate hazards wherever possible.
While some disruption is unavoidable, we continually seek ways to minimise it. Through collaborative working with the University, we share best practice and lessons learned with other contractors, and we actively encourage feedback from our operatives and subcontractors to drive continuous improvement across all projects.
